Below are details of the documents we'll accept in order to verify your client's identity. We'll require a maximum of two identity verification documents and can only accept original or certified true copies of the documents.
If we have requested 1 document to prove your client's identity and you cannot provide one document from List A, then we will require 2 documents from List B, or 1 document from List B and 1 document from List C. If we have requested 2 documents to prove your client's identity, 1 of the documents must be from list A or List B.
- Valid Passport (UK, EU or Equivalent Jurisdiction)
- Valid travel document issued to an asylum seeker by the British or Irish Home Office
- Valid photocard driving licence (UK, EU or Equivalent Jurisdiction)
- National Identity Card (non UK nationals)
- Firearms certificate or shotgun licence
- Identity card issued by the Electoral Office for Northern Ireland
- Valid (old style) full UK driving licence
- Benefit book or original notification from the relevant benefits agency (Dept of Work and Pensions/Job Centre Plus, The Pensions Service) confirming the right to a state or local authority funded benefit)
- Recent evidence of entitlement to an educational or other grant from a local authority or government body
- Current local authority tax demand letter or statement
- Current local council rent card
- Current local council tenancy agreement
- Most recent Inland Revenue tax notification e.g. tax assessment, statement of account, notice of coding (we will not accept P45's or P60's)
- Instrument of a court appointment e.g. grant of probate
- Current statement issued by a regulated financial sector firm in the UK, EU or comparable jurisdiction (not printed from the internet)
- Recent utility bill (not printed from the internet)
For every returned welcome pack that meets all the verification requirements stated - we will also guarantee to issue your clients’ offer in 24 hours.
If your client doesn't meet our fast track criteria we'll always require proof of income in order to assess a mortgage application and can only accept original or certified true copies. We require one month's income verification for UK nationals and 3 months' documents for non-UK nationals. We'll require further confirmation from non-EEA nationals.
- We accept 100% of guaranteed additional income from bonuses, overtime and commission
- We accept 60% of regular additional income from bonuses, overtime and commission - however if more than 60% is required, it will be referred to our appeals team for further consideration
- If a client is paid by cheque or the commission, bonus or overtime is regular but not guaranteed, we'll require their latest P60 plus 3 months' payslips and bank statements.
- Car allowance, maternity pay, city weighting, on-call allowance, guaranteed shift allowance, working tax credit, councillor's allowance, additional duty hours, mortgage subsidies, probationary income, piecework, state pension, war pension, and widow pension are accepted
- Income from trusts, investments or dividends may be accepted
- An applicant's cash income won't be taken into account
- Self-employed clients must be self-employed for at least 12 months
- We cannot accept P45 or P60 forms as proof of income unless they have been recently issued at the end of the tax year
- For directors with under 10% shareholding, please refer to employed criteria below
- For directors with over 10% shareholding, please refer to self-employed criteria below
- Latest and original pay slip plus a corresponding bank statement showing salary paid in
- Employer's letter plus a corresponding bank statement showing salary paid in
Where additional income is to be considered, we may require three months of income verification plus their latest P60.
- Inland revenue SA302 form
- Signed certified chartered accountant's report (provided in applicant's welcome pack) confirming latest finalised 12 months' taxable income (dated within 18 months)
- Accountant's own certificate provided on their letterhead confirming latest finalised 12 months' taxable income (dated within 18 months)
To make the application process easier we'll supply a self-employed verification document in the applicant's welcome pack.
Please note that the accountant must be registered with a regulatory body recognised by us and hold a current practising certificate.
- Current and previous 6 months' contracts plus latest bank statements confirming receipt of payment.
